The home inspection can take 2.5 hours or longer. It depends on the size of the home and buildings being inspected. We do not want to rush through the inspection. It is a marathon as compared to a sprint. We take our time and explain what we see to you. We want you to understand the house and where the important things are located.

No. That is your decision. I will give you a fair evaluation of the house. If you have questions, I would ask your realtor. They are better equipped to help you with that determination.

The report will tell you what was inspected, along with any exceptions, during the inspection. The report will also offer recommendations for the house along with any safety concerns. I take a lot of pictures. If there is a concern it will be shown and highlighted in the report. The report will only be released to you. If you give consent for some other entity to view the report it will be noted.

1. Where is the fuel shut-off valve/switch?   

2. Where is the water shut-off valve?   

3. Where is the electrical power disconnect (circuit breaker or fuse box)?   

4. What to do when the smoke alarm goes off?   

5. What to do when the carbon monoxide (CO) detector goes off?   

6. What numbers to call when any of these instances occur?  

A maintenance plan can not prevent all problems. It can help find and detect small problems before they become larger problems. These lists are far from all-inclusive. They are a guide to help you setup a home maintenance plan.

1. Exterior (siding, brick, wood, etc.)  
2. Roof (shingles, shakes, slate, etc.) and flashings 
3. Chimney for missing bricks or parts. Windows and doors (repair or caulk as necessary)  
4. Repair or replace storm doors and windows  
5. Driveway, walkways, and outside entrances of debris.  
6. Decks or balconies (decking, railings, stairs, and joists)
7. Check fences for loose or missing pieces.  
8. Check attic, basement, and crawl spaces for mold, mildew, and rot. 
9. Change furnace filters as recommended.  
10. Scan the roof and exterior of the house for abnormalities.  
11. Check plumbing for leaks.  
12. Check sump pump(s) for operation.  
13. Test GFIC's outlets.  
14. Clean grills of exhaust fans (bathroom, kitchen, etc.). Clean dryer lint (should be done after each use).
