What is a Home Inspection?

A Home Inspection is a non-invasive detailed look into a home. The inspection is a snapshot in time. Meaning this is what the inspector saw on that particular day and time. We give you a tour and educate you on the status of the home and tips to take care of it for a long time. Call us for a FREE, no-obligation consultation.

 What does the Home Inspector look for during the inspection?

 The inspector will test different systems within the home and look at different components within the home. The home inspection is performed following the State of New Jersey Regulations (N.J.A.C. 13:40-15.16 (c)). We will perform a nondestructive inspection of the following:

Structural - foundation, floors, walls, ceilings, and roof
    Exterior - surfaces, doors, windows, decks, steps, and railings
    Roof - drainage, flashing, skylights, and chimney exteriors
    Plumbing - supply and distribution, drain, waste, and vent systems, 
water heating systems, and
                       fuel systems
    Electrical - wiring, circuit breakers, representative number of fixtures, 
switches, and outlets
    Heating - furnace, boiler, fuel storage
    Air Conditioning - central cooling systems (weather permitting)
    Interiors - walls, ceilings, floors, stairways, kitchens, installed appliances
    Insulation & Ventilation - unfinished spaces, crawl spaces, attic    
    Fireplaces and Solid Fuel Burning Appliances - chimneys

 Absolutely! I want you there. I can answer your questions.

 Is there anything I should do before the Home Inspection?

 This is the time to form questions that you might have about the house and inspection. If you have questions about the inspection process call or email me.  

How long will the Home Inspection take? 

The home inspection can take 2.5 hours or longer. It depends on the size of the home and buildings being inspected. We do not want to rush through the inspection. It is a marathon as compared to a sprint. We take our time and explain what we see to you. We want you to understand the house and where the important things are located.  

 Will you tell me to purchase the house?

 No. That is your decision. I will give you a fair evaluation of the house. If you have questions, I would ask your realtor. They are better equipped to help you with that determination.

 What will the report tell me?

 The report will tell you what was looked at, along with any exceptions, and tested during the inspection. The report will also offer recommendations for the house along with any safety concerns. I take a lot of pictures. If there is a concern it will be shown and highlighted in the report. The report will only be released to you. If you give consent for some other entity to view the report it will be noted.

Do I need to have a Home Inspection to get a mold test or a radon test?

No. Mold tests and radon tests are performed independently of the Home Inspection.

Why do I need a mold test or radon test?

This is a health and safety issue. Mold can cause serious health problems depending on the species. Radon is the second leading cause of lung cancer. Due to recent weather, mold activity is really high. Radon activity is a problem across the state of New Jersey. Click here for more information.

How do I know if my Home Inspector is licensed?

Are Home inspectors appraisers?

 No. A home inspector determines the condition of a structure. An appraiser determines the value of a property.
